Floorplanner is an online Computer Aided Design application for easily creating floor plans. No architecture or design experience is necessary to use this simple tool for very detailed floorplans.
Floorplanner launched in 2007 and is based in The Netherlands. It was initially developed by Sutie75, but is now its own company.
The tools are extremely easy to use – even for a beginner. Each element is drag and drop and effortless to resize to the appropriate dimensions. Designing the room in 2D is simple, and then viewing it in 3D really gives an added element of perception to the layout.
Immediately after registration, users are taken to a dashboard and given the choice of starting a new plan or upgrading the account. To create a design, users add a room with dimensions in 2D. Choices of doors & windows, structural items, living room, bedroom, kitchen, bathroom, rugs, plants, garden, office, miscellaneous, party, sports, symbols, and people & animals are all included in the library to use in creating the floor plan. Each element may be custom sized for accuracy and moved easily with drag and drop. All room elements are added, sized, and moved in 2D.
Users may add JPG, PNG, or GIF files to schematics as well as entering text comments. Single walls or elements may be added during basic construction as can stairs. Some elements, such as stairs, are easier to visualize in 3D view.
In 3D, wall colors may be added and the room may be viewed from a variety of angles. All items are drag & drop and easily added. This is extremely easy to use.
A twelve step easy to follow tutorial is provided in the left sidebar. Each step is outlined clearly with instructions that are well-defined and illustrated. This tutorial is a great resource for getting started or if a user gets stuck on a particular element.
The gallery is updated often and contains a wide variety of plans. They are divided into three sections: Featured, Fresh, and Published. New users should definitely visit this section to get an idea of what Floorplanner can do. Plans of multistory commercial buildings, yards with gazebos, homes with entire landscaped yards, and even restaurant layouts are included for users to get ideas and understand the high level of detail available with this application.

There are a variety of account options available. The Personal account is free and allows design in both 2D and 3D. This plan allows 1 project. To upgrade to 5 projects, a one-time fee of $29 is added. The Professional plan is geared towards real estate agents and building professionals who want to publish plans, use high quality export features, generate leads, and more. It is offered at a range of $29-$299/month, depending on the number of virtual tours, themes, and users. The Business plan integrates with an online shopping cart and expands libraries with the business product. This is offered at $149-$1499 per month depending on API access and number of registered users. The Enterprise plan integrates Floorplanner functionality and has seamless API integration. It is used by larger volume sites or products. Pricing for the Enterprise plan is available upon request.
This application spans a huge range of users. Anyone creating floor plans for homes will find this app very useful because it is simple and customizable. Even kids who want to rearrange their bedrooms can see if things will fit before furniture is moved. Home sellers can create floor plans so that potential buyers can see the layout of the home.
